National Equity Fund, Inc. (NEF), a leading non-profit syndicator of low-income housing tax credits (LIHTC), is seeking a financial reporting analyst.  NEF uses its extensive experience, talent and resources to create sustainable affordable housing in the United States through the LIHTC program, which is the most important resource available today for creating affordable housing.

The analyst will support the functions of the financial analysis manager and vice president of financial analysis in all facets of NEF’s year-end project reporting process, which involves managing, reviewing, and analyzing all project-level tax returns and audits. 

Essential duties:

• Perform financial analysis of annual project budgets and quarterly project financial statements in support of the asset management department to reduce preparation time and provide initial insight into project-level operations
• Participate in all essential year-end reporting functions including collection and review of all project-level tax returns, audits, and related documentation in a manner that meets all required investor reporting deadlines
• Maintain a positive relationship with project-level CPAs and sponsors during communications throughout the year to achieve year-end reporting deadlines
• Continuously communicate with the financial analysis manager to convey and discuss delays and/or issues related to year-end project reporting
• Review draft and final audited financial statements using standard checklist. Follow-up with lower-tier CPA and/or Sponsor regarding any discrepancies or unusual items, as needed

• Review draft and final tax returns using standard checklist, maintaining strong attention to detail to ensure consistent work product.  Analyze variances between budgets and actual P&L activity.  Coordinate with Asset Managers to obtain explanation for material variances and/or tax credit calculations

• Perform extensive ad hoc reporting in excel from a variety of data sources
• Identify and strive towards building operational efficiencies and areas for improvement

The ideal candidate:

• Bachelor’s degree in accounting, CPA designation preferred
• One to two years audit or tax experience; financial reporting and variance analysis experience preferred
• Knowledge of GAAP accounting & reporting and real estate partnership tax returns
• Excellent Microsoft Excel skills specifically with data and logic functions
• Experience with VBA is a plus
